Overview

The Totally Tommy building and express wash system has no franchise fees and best of all no branding fees. You can select colors and the name of the wash to be anything you want! We have created this model to save operators money through the construction process by providing a universal system with the development costs covered by Tommy Car Wash Systems. The contemporary Tommy building design incorporates a 2 lane system with auto pay station and attended pay window, offices and restroom area as well as a unique tunnel setup that incorporates the exclusive Tommy POD System and Tommy's trademark flight deck labor reducing model. This facility is built as a stand-alone express tunnel with lengths from 90' to 140' in 10' increments.

The process of washing a car is very hands on and requires constant attention and adjustment. The mechanics are simple but require understanding of basic mechanical skills combined with retail marketing skills.

  • Acceptable range from $200,000 - $600,000
  • .5 - .8 acres
  • $1,000,000 / acre land values typical
  • $12-29 / sq. ft. $19 / sq. ft. target
  • High population count but less than required for an express in 3 - 5 mile radius (ideally 5,000 households in 1 mile radius).
  • Traffic count of 15,000 per day minimum; higher better. Expect to wash from 1% of daily traffic in one month after 6 - 9 months of operation. Rule of thumb is .75 % of traffic count.
  • Higher income areas produce higher average dollars per car.
  • Property size of 130 ft X 160 ft preferred.
  • Located near a shopping destination area and within 1/4 to 1/2 mile (ideally next to grocery store).
  • Traffic light near property.
  • 45 MPH speed limit in front of property (ideal is between 25 and 45 MPH).
  • Not a divided highway; if divided use 1/2 of traffic count in front of property.
  • Good visibility from street. Signage for price allowances with Free Vacuums is very important.
  • Accessibility from street very important. Stacking of vehicles entering Auto Sentry Pay Stations should be seen from property entrance.
  • Zero competition (conveyorized tunnels, don't count inbays or self serves) for 1 miles any direction.
